What is an RTM and how do we set one up at our building ?
The Right to Manage (RTM) was introduced through the commonhold and leasehold reform act 2002. It gives leaseholders the statutory right to take over the management of their property from the landlord by setting up a Right To Manage company.
How do you hold our service charges and reserves ?
All Service charge funds are held in trust accounts as per s42, Landlord and Tenant act. These accounts are fully protected by fidelity insurance.
What is the difference between Ground Rent and Service Charges ?
Ground rent is payment due to your freeholder for the physical land your home is built on.
Service charges are fees paid by property owners or tenants to cover the costs associated with the maintenance, management, and provision of services within the building or housing complex.
These charges are typically collected by the property management company or residents’ association and are used to fund various communal expenses.

Is there a charge for collection of ground rent or building insurance premiums ?
WHR do not charge a fee for the collection of ground rent or building insurance premiums.
I want to change agents, how long does handover take ?
Handover will vary from building to building depending on the current management agreement. ARMA guidance allows for up to 3 months from the termination date.
Do I need to arrange handover with my current agent ?
After you have provided notice to your current agent, WHR will deal with the handover of management on your behalf.
Do I need to visit the building ?
We carry out frequent inspections on all our buildings. You will receive a yearly PPM plan which will include site photos, descriptions and recommendations.
